AMR Capital through a private equity format focused primarily on multifamily and commercial investing. We are highly selective in our screening process, reviewing several hundred projects each year while typically investing in 10-15 projects with diversification into 8-10 of the highest growth markets with an equal number of best-in-class development partners. We generally deploy capital over a 12-18 month investment period and target a 3-5 year hold period.
The favorable economics of self storage continue in the Dallas/Fort Worth metroplex with the continual multifamily development. Self storage has had a very good financial record and has consistently outperformed most other real estate products. Self storage operating expenses can be lower than other types of real estate such as having very little plumbing and electricity, the buildings are generally masonry or metal and are easier to maintain, minor tenant improvement costs and lack of amenities reduces both operating costs and capital expenditures. Also, almost the entire population will have to have a need for self storage during their lifetime. Tenants include: college students, people buying and selling homes, families moving, small business owners, retirees and military families; the typical tenant stays 2.5 years.
Our approach to multifamily investing is to add value. We are able to acquire properties at or below market prices due to our access to off-market deals. We buy quality properties in locations with growth potential and strong employment bases in the Dallas/Fort Worth metroplex. Many times the properties have been poorly managed and have higher than market vacancy rates or require capital improvements. Once re-positioned, the properties generate stable cash flows for investors year after year. And, the properties typically achieve a significant increase in value due to AMR Capital's management and property improvements. Once stabilized, we sell the property at market price for a healthy gain.
Single-Family Development in the Dallas-Fort Worth metroplex has become one of the essentials to keep up with the continual job growth. By partnering with 20-year experienced developers, we use their expertise for design and construction; while we continue to focus on the location of the development. Our projects are located within mixed-use development space in thriving economies with an average of the median household totaling to $250,000 a year and solid future job growth.
Opportunity Zone Funds, including the AMR Capital Opportunity Zone Fund, are investment vehicles created for investors to take advantage of the recent tax code changes. The changes allow for a reduction in capital gains tax through investments in qualified “Opportunity Zones”. While our investors benefit by investing in Opportunity Funds, the communities can benefit as well. One of the requirements of earning a designation as an Opportunity Zone is that the area includes a poverty rate of at least 20%. Our Opportunity Zone portfolio is located less than 15 minutes from Downtown Dallas and benefit from instant access to employment and service facilities. AMR’s strategy with Opportunity Zones is to find multifamily sites that are near economic drivers in the area to continue to have high occupancy.
